Inspection Consultation
Every commercial inspection begins with a comprehensive consultation to fully understand your goals, property type, and specific areas of concern. During this stage, we discuss the scope of work, intended use of the property, and any unique site conditions or operational considerations. Whether you’re an investor, property manager, lender, or building owner, this consultation ensures that we tailor the inspection process to your exact needs - aligning our assessment with your objectives, timelines, and decision-making process.
Proposal Acceptance
Following the consultation, we provide a detailed proposal outlining the scope of inspection, applicable standards (ASTM E2018 and CCPIA® ComSOP), fees, timeline, and deliverables. The proposal clearly defines what’s included and excluded, ensuring transparency and alignment before any work begins. Once the proposal is reviewed and accepted, both parties confirm terms and authorize the inspection to proceed. This agreement forms the foundation for a consistent, professional, and fully documented inspection process.
Scheduling the Inspection
After proposal acceptance, we coordinate with all parties involved - buyers, sellers, tenants, property managers, and agents - to schedule the inspection at a mutually convenient time. We verify property access, site safety conditions, and any required documentation or escorts. Our team works efficiently to accommodate transaction deadlines, ensuring the inspection fits smoothly into your project or due diligence timeline. Flexibility, communication, and professionalism are at the core of this phase.
Conducting the Inspection
During the inspection, our certified CCPIA® inspectors perform a systematic evaluation of all major components, including structural integrity, roofing, electrical, plumbing, HVAC, life-safety, and site conditions. We adhere to ASTM E2018 protocols, using advanced tools such as thermal imaging, moisture detection, and aerial drone imaging for detailed documentation. The inspection focuses on identifying safety concerns, deferred maintenance, and cost-impacting issues while providing clear, actionable findings that support informed investment decisions.
Preparing the Report
Once the inspection is complete, we compile a comprehensive report that presents our findings in a clear, organized, and visual format. The report includes digital photos, detailed descriptions, cost-range estimates, and prioritized recommendations (immediate, short-term, and long-term). We typically deliver the report within 48 hours, ensuring our clients receive timely insights without compromising accuracy. Each report is structured for easy reference, providing a practical decision-making tool for owners, investors, and management teams alike.
Report Review and Presentation
When we deliver your report, we provide a personalized report review to walk clients through key findings, answer questions, and provide additional context or recommendations.
For clients such as investment groups, HOAs, or corporate boards, we also offer, as an add-on, in-person or virtual report presentations - complete with a professional slide deck featuring high-resolution graphics, charts, and condition summaries. This visual presentation helps stakeholders quickly grasp the property’s condition, prioritize repairs, and plan capital expenditures with confidence.
